Buyer Information

When beginning the home buying process, it’s helpful to know what all goes into it. I’ve made a checklist to help make the process a little easier!

Before Contract

  • Find the right lender and get preapproval with the right loan
    • Conventional
    • FHA
    • USDA
    • VA
  • Find a good realtor
  • Find the right home
  • Get an accepted offer in contract

After Offer is Accepted

  • Submit the earnest money
  • Schedule any inspections — Whole house, Sewer, Pest, etc.
  • If necessary, check for permitted building
  • Wait for appraisal completion — this is ordered by the lender
  • Wait for closing date to be set
  • Transfer utilities
  • Arrange for cash to close
  • Attend closing & sign documents
  • File for any tax exemptions with the county

*This checklist should act as a guide only. Actual timeline and steps may vary from buyer to buyer.

Advice for First-Time Buyers

The best first step in buying a home is to get pre-approved with a lender. This will help you to determine a budget you’re comfortable with and also help you plan for closing costs. Also, don’t be shy about asking your agent questions throughout the process!
