Ready to sell your home? To better understand this process I’ve created a checklist to help:
Before Listing
When selling, in order for your home to standout it’s important that your home is tidy and well maintained.
- Find a good realtor
- Deep clean
- Declutter
- Make necssary repairs — change light bulbs, paint, etc.
- Update curb appeal
Work with an Agent to List
- With your agent, determine a price to list at
- Fill out the appropriate disclosures
- Fill out utilities sheet
- Sign listing agreement
- Discuss time needed for showings
- Allow time to photograph the property
- Allow agent to install a key lockbox
- Agent will place sign on property
After an Offer is Accepted
- Buyer will submit the earnest money
- Buyer will scedule any inspections
- Buyer will get homeowners insurance secured
- If needed, buyer will check for permitted building
- Wait for appraisal completion — ordered by lender
- Wait for closing date to be set
- Transfer utilities
- Collect any documents, warranties, keys, garage door openers, etc. that will be given to the buyer at closing
- Arrange for cash to close
- Attend closing and sign documents
